KAJIAN : ROI ATAU RETURN ON INVESTMENT

Macam mana nak kira ROI ni? Ohh macam ni kesannya.. (sewa x 10 bulan / harga beli x 100.) Ayoo tak paham aku lah

Andaikan aku beli rumah dengan harga RM150,000, Bayaran pendahuluan ialah RM30,000 dan ansuran bulanan RM1000.00

Jadi 1000 x 10 / 150000 x 100 = 6.67% setahun … Baru aku paham tapi formula ni agak pening lalat sikit lah. Tak pe nanti aku dapatkan formula lebih mudah sikit macam mana nak kira ROI

ROI dgn ROE (return on equity) sama ke? Kalau ROE aku dah belajar;
ROE=(rental-mortage)*12*100%/Downpayment.

Contoh katakanlah aku baru beli 1 lowcost lelong dgn DP RM3000, bayar bulan kat bank RM200 & sewakan RM450. So ROE adalah (450-200)*12*100%/3000 = 100% setahun.....

Dengan kata lain, dlm masa 1 tahun aku dah balik modal/dapat balik duit downpayment tu..itu kalau xde maintenance fees, kalau aad maintenance fees, maknanya fees tu kena campur sekali dgn mortage
